Wade Street Gardens

We have created a step-change in density replacing one 1,200 square foot bungalow with four 2,200 sq ft detached homes – almost 8 times the total amount of residential floor space on this site. The four homes sit very comfortably on this site, each with two parking spaces and a private yard. A further two visitor parking spaces have been provided. The ground story is partially sunken relative to the Wade street sidewalk to create garages and in turn a private, yet active streetscape. Each home has its own private backyard which is overlooked and well connected to the main living spaces. The townhouse model, unusual for LA, achieves greater densification with no loss of space, privacy, or quality of living. Tall double-height spaces and private outdoor space combine with the benefits, particularly for families, of living in closer proximity to neighbors. This kind of careful infill project is just what Culver City and LA need, with radically increased density making room for all the market and affordable housing that LA will need for the foreseeable future.
